The most popular months to sell a house are January and February. This is because sellers are often motivated to sell their homes and are looking for the lowest prices. If you choose to list your home in January or February, you run the risk of spending longer on the market. Sellers who are motivated are more likely to close quickly and get the best price. New York City boroughs
The number of homes sold in the city has changed over the past two years, and it now includes all five boroughs. While the city's sales volume decreased in 2017, it did rebound in the first half of 2021. Compared to last year, sales in Manhattan increased by a significant amount. In fact, the median price of a property in the borough will be 363.5 percent higher in 2021 than it was in 2000. The Bronx, however, is the borough with the fewest sales, only 2,633 homes sold in the first quarter of 2021.
Manhattan has been the city's most popular housing market in recent years. However, in some boroughs, prices have fallen significantly. This is partly due to high prices, which lead to longer home listings. Manhattan's median sale-to-list price ratio last month was 90.9 percent.
New York City neighborhoods
In the third quarter of 2018, the median sale price of a New York City house rose by more than 34% year over year, a significant increase from the same period last year. Of the 50 priciest neighborhoods, only SoHo and Hudson Square saw greater price increases. Of the remaining neighborhoods, Gowanus saw the biggest increase, registering a 65% year over year increase.
These four neighborhoods all have a strong market for selling homes, with median sales to list price ratios of over 100%. These neighborhoods also tend to see more bidding wars, with buyers willing to pay more than the asking price, and average fewer days on market.
Upstate New York
New York real estate is experiencing an unprecedented surge in popularity as buyers swarm to the state's upstate communities. In the past two years, single-family home sales in the Hudson Valley and Catskills have increased by more than 22 percent. Real estate brokers in these areas are seeing a large influx of clients who want to move away from the hustle and bustle of New York City. This new freedom has led many people to seek out larger and more spacious homes.
In Westchester County, located just north of Manhattan, the median home price increased to $630,000 in 2019 and is expected to climb to $710,000 by 2020. The neighboring Rockland and Putman counties also saw real estate growth. In Putman County, the median home price was $394250 in 2019. Towards the end of the decade, home prices began to fall in upstate New York, but by the end of the year, they had jumped back to $630,000.
Beachfront manse in Maui
Located in the Native Hawaiian community of Waimanalo, this five-bedroom manse is wedged between the turquoise ocean and the Koolau Mountains. It's also spread over three acres and includes a gatehouse, boat house, tennis courts and historic turtle pond. Many local families have taken advantage of the property's water features.
The property includes a large master suite with a private beach. The three four-room en-suites feature ocean views and include a parlor, a bedroom, a bathroom, and a lanai. There is also an attached caretaker's unit on the property. The total property area is 27,588 square feet.
FSBOs in New York City
Selling your home as a FSBO can save you a lot of money compared to hiring a real estate agent. However, it also means that you have to spend a lot of time preparing your house for sale. Aside from that, you'll also lose out on the ultimate home selling tool – the MLS. Additionally, selling a house as a FSBO puts you at legal risk. While an agent has insurance to protect their clients, FSBO sellers' listings are not protected.
Even if a FSBO seller manually lists their house on 100 of the most popular real estate search websites, he will still miss out on a large number of prospective buyers. That's because most buyers will work with a real estate agent. In addition, a FSBO seller's listing will probably be inaccurate, resulting in a stale listing. If this happens, he may have to take a low-ball offer and relist his home with an agent.
Time of year to sell a house
Selling a home is much more difficult during the winter months. People are busy with social activities, and the weather makes staying home even more attractive. With fewer buyers, can take longer to sell homes and you may not get as much money. The winter season is also shorter, with fewer days and less sunlight.
Typically, the best time to sell a home is in the first two weeks of May, when homes sell 18.5 percent faster than they do the rest of the year. However, home sales in early April and June are also better than those in May. The spring months are prime times for moving, and buyers are more motivated to buy during this season.
